This morning’s Summerlin Master Mind was a presentation by Victor of Lennar Homes. Janet covered things that you need to know:

  • If you took a listing between Feb 17 and today, you need to check page 3, paragraph 14, section e-it needs to say Listing agent is NOT insuring owner. If you have one of these, see Janet, Ashley or Monica for an addendum. Should be corrected this week.
  • You need to read Governor Sandoval’s new plan for state business licenses. It is in committee now and you would have a hefty raise in the price of state business license and it would be a gross revenue tax on a sliding scale and paid quarterly. Google SB 252 and read page 26 and 27.
  • You should attend the Political Affairs Committee meetings on the 2nd Thursday of every month.

A displaced family has been breaking into vacant homes in the Silver Springs area. Please check your vacant homes frequently to prevent squatters from entering your vacant properties.

Reminder:

MLS does not allow you to list properties where only the interest in the HOA lien is being sold. Nor will Signature allow you to sell these properties due to the liability and lack of title insurance on these properties. Stay away!

Millennials:

Adults 34 and younger accounted for 32% of all home purchases in 2014. The average millennial buyer was 29. A full 25% of these buyers depended on down payment assistance from their parents.

Real Estate Market Trends for February:

  • Median Home Price up 3.9% over last month to $209,900
  • Average sales price up 2.6% to $251,203
  • Number of homes sold up 7.4% to 1832
  • Pending sales up 11.5%
  • Foreclosures sold up 12%
  • Short sales sold down 3.4%
  • Active listings up 0.8%
  • Average days on market up 8.8% to 73 days

Interest Rates:

Interest rates are moving up. If you are selling a property on a grant program, you cannot lock the interest rate so it fluctuates for 30-45 days and the program will not allow the interest rate to be bought down. So if the buyer is on a grant program and the rate rises, beware the buyer may not qualify to purchase the home and you may not find out until the last minute.

Freddie Mac forecasters are expecting 2015 to be the best year for home sales and new home construction since 2007.

C-21 Advantage Gold: 

C-21 Advantage Gold has closed their doors. A number of their agents will be moving to Signature. These agents are still in shock and need to have all of their belongings out of their office by Wednesday. So you may be seeing boxes piled in the hallways while we figure out where to put them. We are working on some additional space in the building, but that will not be immediately. Please have patience and be welcoming.

Boomtown:

Do you know how to use Boomtown? Do you know what Boomtown is? Brandon will be doing training on Thursday, March 19th at 10:00am

CE Class “ It’s Showtime….The Presentation”:

Friday, March 27th at 9:00am, Neil Schwartz will be teaching a CE class called “ It’s Showtime…The Presentation:. CE is General. You must RSVP to Ashley.

The market is shifting. Listing are staying on the market longer, so staging is important. Next Tuesday at 9:00am Cheryl Van Elsis will  be here for our Master Mind meeting to share tips on staging your listings.

A Signature Real Estate Group will open its doors in Eagle River, Alaska on June 1st.
